As Real Estate Owner-Operators, we own and oversee large-scale multifamily assets directly. To execute our vision for each asset and deliver on the returns our investors expect, we believe it requires deep partnerships, consistent communication with our onsite teams and vertical integration of key elements in the value chain.

Our thesis for multifamily

 

The United States is at a critical juncture of undersupply and rising interest rates. In supply constrained environments this is leading to clear opportunities for management-based and/or capital-driven value-add investments across Class B and A quality multifamily communities. With a strategies focus on acquiring properties we can hold for long-term (10yrs+) and tax efficient returns with strong in-place cashflows, we feel multifamily is the most resilient and performant asset class.

Ways we add value

  • Upgraded Amenities & Exteriors

    This is often an overlooked opportunity in multifamily, but we believe a compelling community drives demand and creates safer, healthier places for residents. We focus on addressing key amenity improvements that are often not available or offered in traditional multifamily (i.e. coffee bar in the clubhouse, outdoor gyms). By focusing on adding external value, we create long term residents.

  • Upgraded Units

    We focus on targeted, high-value upgrades that are location and asset class specific. Trends vary by market and we create interior designs that are local to the market and offer a cut above the competition (i.e. pull down faucets in class B product, open shelving in urban markets). We believe in specific unit upgrade plans with clear budgets to make units clean, bright, modern, and comfortable for residents.

  • Convenient Services

    Resident demands are changing and with that, we focus on adding services to meet those needs. We add package delivery, reservable flex spaces for residents, modern lounge spaces for work from home, dog washing stations, and on-demand fitness centers.

  • Operations

    We work with local property management services that have deep market knowledge with a proven track record of operations. We believe this partnership is key to executing the business plan for each asset and create incentive alignment with onsite staff through bonus structures to enhance a property’s performance.
