Greywhale Capital invests in West Michigan value-add multifamily. We look for off-market opportunities and welcome working directly with brokers and owners on creative financing options.

  • Property Type: Apartments (garden style, townhome) unit count 20-150.

  • Class: B to C+

  • Markets: West Michigan

  • Location: within a 30 mile radius of Grand Rapids (i.e. Wyoming, Kentwood, Grandville, Lowell, Rockford, Holland)

  • Pricing: 2M to 15M

  • Strategy:

    • Value-Add: Clear upgrade path through interior and exterior renovation.

    • Distressed: Operational challenges including occupancy issues, crime, delinquency, rental certificate compliance, etc.

  • Mix: limited to no studios, majority of 2 bedrooms preferred

  • Vintage: 1970’s or newer

  • Investment Structure: All cash to seller, loan assumption, seller financing
