Property Type: Apartments, unit count 50-200+ garden-style
Class: A- to C+
Markets: TX (Houston & DFW MSA), Midwest (Michigan), Phoenix MSA
Location: On major streets, residential neighborhoods, but within short distance to colleges, major employment centers (e.g. Hospitals, etc…) and strong retail
Pricing: 5 million - 50 million
Strategy:
Value-Add: Clear upgrade path through interior and exterior renovation
Core+: Newer construction projects with completed lease-ups and proven stabilization period
Mix: limited studios, primary mix of 1 and 2 bedrooms
Vintage: 1970’s or newer
Investment Structure: All cash to seller, loan assumption, seller financing
