Property Type: Apartments (garden style, townhome) unit count 20-150.
Class: B to C+
Markets: West Michigan
Location: within a 30 mile radius of Grand Rapids (i.e. Wyoming, Kentwood, Grandville, Lowell, Rockford, Holland)
Pricing: 2M to 15M
Strategy:
Value-Add: Clear upgrade path through interior and exterior renovation.
Distressed: Operational challenges including occupancy issues, crime, delinquency, rental certificate compliance, etc.
Mix: limited to no studios, majority of 2 bedrooms preferred
Vintage: 1970’s or newer
Investment Structure: All cash to seller, loan assumption, seller financing
